Dubai: Rules for landlords on increasing rent under the new rental index
Landlords in Dubai can increase rents during contract renewal based on the rental property’s position relative to the "Rent Index of the Emirate of Dubai," established by RERA. According to Decree No. 43 of 2013, rent increases are capped as follows:
- No increase if rent is up to 10% below the average rental value.
- 5% increase for rents 11%-20% below the average.
- 10% increase for rents 21%-30% below the average.
- 15% increase for rents 31%-40% below the average.
- 20% increase for rents over 40% below the average.
Landlords must notify tenants 90 days before the lease renewal if intending to increase rent. If disagreements arise, the Rental Dispute Centre resolves such matters.
